On the ChipGuide page for Pepper's Club, it includes this B&W photo. It notes that the Pepper's Club sign is tucked underneath the Sage Theatre billboard.
Pepper's Club was actually just beyond the Theatre:
Mint Club = 259 (South) Bridge St.
Sage Theatre = 245 South Bridge St.
Pepper's Club = 241 (South) Bridge St.
