A fire breaks out in the basement or some other emergency situation.

One of my rental houses DOES have a basement and, yes, I AM afraid to go down there. Spiders and all sorts of pipes. The septic tank once backed up into the basement for a week or two without the tenants or I knowing about that. Water heater is down there, too. I just send contractors down there . . . some of them never come back up the stairs.
