I've been there just a few times, but not recently at all.
OYO is headquartered in India, and seems to have franchised its name to various mid-priced to budget hotels or motels here in the US. It may attract budget travelers for its proximity to the LV airport, and/or for LV tourists on a budget.
The casino & amenities on property are underwhelming, but you can go across the street to MGM Grand. As for noise, I don't know if the jet noise is a factor or not.
The adage in real estate is about getting the "highest and best use" out of a property/location in order to maximize value. The OYO is "landlocked", with other motels, or the new ballpark, surrounding it. So getting a larger footprint would take some effort. Also, I think the FAA limits the height of buildings around airports, so a high-rise on the existing footprint would be difficult or impossible.
OYO does seem to have a customer base that feeds business into it, like a Best Western type concept (?), but it is an "odd duck" as compared to other hotel-casinos in LV.
Will its proximity to the new ballpark help? Not during the construction (noise/disruption) phase, but possibly (?) after they start playing games there. Who knows?
