Forty foot is a nice size; that's what mine is, and the view sounds very nice, too, but if it's blocked on the east and west and w/ a roof (not so bad if another floor overhead) w/ a huge overhang, you'll hardly get any sun entering. Let me put it this way with a northern exposure; try to remember what the north side of a treetrunk looks like w/o the sun hitting it, or the nort side of any house after a rainy period... which Florida is quite damp and humid to start with. All these factors are not as noticeable during this time of year which is quite dry (a FL real estate salesman's dream), but during June thru November it is. If as I described (being blocked in), it could be a rather shaded area defeating the whole purpose of having "sunshine" (the key word in your post ) but as I said; it's something to consider and I know view is quite important as well. If not too much time is going to be spent beyond the sliding glass doors, then what you describe sounds like a tropical paradise location to me.
