I got my license here in TN last year and work for ERA. The good news is I have had 3 listings and 2 sales so far. The bad news is that I own all 3 properties so the only income has come from me. I don't know what the competition is where you are but here it seems like everyone is a realtor. I live in a subdivision with 177 houses in it and I know of 5 realtors who live here. Fortunatley for me I am kinda retired anyway so I don't need the income. And the profits from rehabbing those two houses should keep us afloat this year.
