Cindy, my youngest daughter and I finished our second house rehab project recently. The first was the youngest daughters house that we started about a year ago. Since starting this second project I got my realtors license just to save on commission costs.

After getting it by way of a quit claim and paying off the mortgage we spent almost 2 months cleaning, repairing and painting. Well we finally got the house listed on MLS late yesterday and the sign went up on the property at 11:00 AM today. We accepted an offer from the first people to look at it at 7:00 PM tonite - less than 8 hours after the sign went up! The offer was for $1100 MORE that the asking price. And we live here in Hillbilly Heaven - not California.

I sure hope this trend continues since we bought another property last week and are deep into cleaning it up now. In fact we filled our first 30 yard dumpster just this afternoon. You probably have no idea how much crap you can stuff in a dumpster that big. Now if we can get Habitat for Humanity and Goodwill to pick up what is left we won't have to pay for another dumpster.
