You may want to check out (in Orlando) Broward Factory Service; a major appliance service company that covers parts and labor on A/C (heat strip and compressor), water heater, oven/range and rfrig. including comp. You can even upgrade by adding other products and inclue a replacement option where if they're not able to repair; they replace it with a new unit.

The basic service runs about $158 per year.

I've had the service for over 25-years at several properties, and had a few A/C units replaced (3-ton); two 40-gal water heaters and ice makers, as well as many major repairs where the labor, alone, would have run a small fortune.

You can also add electric and plumbing to the contract.

The service at my home which includes 2 A/C units and 2 water heaters (along with all major appliances; washer, dryer) runs me $434.56 per year.

Considering what service calls/parts/labor runs these days, the premium is well worth it.

I just had a 2-ton unit replaced on the roof (crane was needed) of a rental property and all it cost me was the permit and a $100 tip for the tech.
