It boils down to one thing. We ALL live in a BOWL & the mountains around us are the sides of the bowl. I have lived in my house here in Green Valley (Henderson) for 6 years now & have seen some VERY heavy rain & have had no problems. I also had a good home builder in US Homes. Even though Green Valley is part of Henderson, when people hear of flooding, & Henderson is mentioned, they don't always know that the major flooding in Henderson takes place near Boulder Highway. There ARE places here in Green Valley which get hit bad sometimes too, but nothing like Boulder Highway. When I was looking for a house I looked at 20 new housing developments & almost gave up. I was not worried about flooding though, I needed a house with a family room big enough to put a pool table in! The bottom line is, that even if your lucky to live in an area that does not get hit hard when it rains heavy, as Jim & I seem to have done, you STILL have to get around town sometimes during the heavy rains & that can be tricky.................Andy - Las Vegas
